Designed by Danny Forster & Architecture with extraordinary care, this residence feels modern in the purest sense—every line resolved, every surface considered, every space perfectly composed. It’s a masterpiece of architecture—and of light.

The technology in this 10,000 sq ft duplex follows the same philosophy. Nothing draws attention. Nothing breaks the spell. Systems dissolve into the structure, leaving only the experience behind: calm, effortless, and complete.

Architectural light, precisely orchestrated

Lighting in the villa feels effortless—natural during the day, intimate at night, and always perfectly in tune with the moment. A Lutron HomeWorks system manages over 400 individual zones with digital dimming as precise as 0.1%, allowing the light to shift gently with time, mood, and activity.

The goal wasn’t just control. It was atmosphere.

Multiple layers work in harmony: cove lighting for ambient glow, downlights for clarity and depth, step lights for guidance after dark, and integrated millwork lighting to warm the cabinetry and architectural details. Each scene is composed to support the rhythm of the home—morning to night, light to dark, without a second thought.

Shading and drapery, beautifully integrated

With enormous windows and soaring ceilings throughout, the window treatments were designed to meet both technical and aesthetic demands. Motorized dual-roller shades disappear into ceiling pockets, balancing natural light and privacy with quiet elegance. Sheer and blackout layers move in sync with the time of day, the season, and the rhythm of daily life.

In key spaces, we collaborated with millworkers to conceal side channels within coves—delivering true blackout with zero visual disruption. Graceful, full-height drapery adds warmth and softness to the architecture, moving with the light and completing the experience with a sense of calm and refinement.

You won’t see a speaker. You’ll only hear the moment.

Sound in this home is as carefully composed as the architecture itself. Invisible speakers are fully integrated into walls and ceilings, delivering rich, full-bodied audio with no visible footprint. Music flows effortlessly from room to room, enhancing the atmosphere without drawing attention to its source.

You don’t notice where the sound comes from. Only how it makes the space feel.

In media spaces, custom-width soundbars are designed to work in visual harmony with the surrounding millwork—matched in scale and finish to maintain architectural balance. Rear channels are fully concealed, completing a surround sound experience that feels immersive, intentional, and completely in tune with the space.

Effortless performance, everywhere

Whether you’re entertaining in the great room, taking a call in the study, or streaming music out on the terrace, everything responds exactly as it should. The home’s digital foundation delivers fast, seamless performance across every space—quietly supporting the way life happens here.

Control is equally refined. Custom Alisse keypads in hand-finished metals provide a tactile, architectural interface—engraved for each space and placed with intention. One touch adjusts lighting, shading, and sound across multiple rooms. It’s simple, responsive, and always in sync with the moment.

Designed to be felt, not seen

From the beginning, we worked hand-in-hand with the design and build teams—reviewing ceiling details, refining pocket dimensions, and coordinating tolerances down to the millimeter. Every decision was made to preserve clarity, simplicity, and silence.

This is not a house full of technology.

It’s a living environment, shaped by light, sound, and space—responsive to the moment, yet invisible to the eye.

Because in a home like this, the greatest luxury is not what you add. It’s what you never have to think about at all.
